Best construction management software for small business
For most small contractors the best construction management software is the one that publishes its price, covers estimating through invoicing, and syncs with your accounting. Here are eight options, what each fits, and what each costs as listed in October 2026.
Short answer: JobTread and Projul are strong all-in-one picks for residential builders and remodelers, Contractor Foreman is the low-cost broad option, Knowify suits commercial subs who bill AIA pay apps out of QuickBooks, and Fieldwire is the field-first pick with a free tier. Procore is quote-only and built for larger volume and many outside parties, and Raken is a field-first tool with published per-user pricing. All prices below come from each vendor's own pricing page, checked in October 2026.
How we judged these tools
A small contractor here means roughly 2 to 25 people in the office and field, doing anywhere from $1 million to $15 million a year. That company does not have an IT person. It needs software the PM can set up in a week and the bookkeeper trusts. We looked at five things.
- Price you can see. A published price lets you budget before a sales call. Quote-only tools are not ruled out, but they lose points for small teams.
- Office coverage. Estimates, change orders, invoices or pay apps, and job costing without three separate systems.
- Field adoption. A mobile app crews will actually open for daily logs, photos, and time.
- Accounting sync. A working QuickBooks connection, since most small contractors run on it.
- Cost of growth. What happens to the bill when you add your fifth and tenth office user.
8 construction management tools for small contractors
1. JobTread
Fits: home builders, remodelers, pool and outdoor living builders, and specialty contractors. JobTread lists estimating, takeoff, job costing, AIA payment applications, and a QuickBooks Online integration, plus new built-in AI tools for budgets, formulas, and forms. Pricing: $199 a month including one internal user, then $20 per user for users 2 to 10 on monthly billing, stepping down at higher counts. Annual billing saves 20 percent. Vendor, sub, and customer portal users are free and unlimited, all features are included, and there are no contracts or setup fees. There is no free trial; JobTread offers a 30-day money-back guarantee on monthly plans instead.
2. Contractor Foreman
Fits: budget-conscious GCs and trades who want a wide feature set at a low entry price. Pricing: Basic is $49 a month on annual billing for one user. Standard is $105 annually or $139 monthly for up to 3 users, Plus is $166 or $199 for up to 8, Pro is $221 or $279 for up to 15, and Unlimited is $332 or $399. Annual plans start with a 30-day free trial, and annual Plus, Pro, and Unlimited plans carry a 100-day money-back guarantee with usage conditions. Pro and Unlimited include free setup. Limit: you climb tiers as the office grows, and Basic and Standard leave out local material pricing.
3. Projul
Fits: residential remodelers and roofers who want sales, scheduling, and payments in one place. Pricing: Starter is $199 a month billed annually or $249 monthly for up to 3 users. Core is $399 or $529 for up to 10, Core+ is $599 or $799 for up to 20, and Pro is $1,199 or $1,599 with unlimited users. Limit: job costing, progress billing, and QuickBooks Online all start at Core+, so a team that needs those pays at least $599 a month. Compare it head to head in Projul vs JobTread.
4. Knowify
Fits: commercial subcontractors and service-plus-project trades that live in QuickBooks Online. AIA G702 and G703 billing and progress billing are on every plan. Pricing: Core lists $99 or $149 a month (depending on billing term) with one user. Advanced lists $329 or $399 with 10 users and adds job costing and real-time WIP. Extra users are $29 a month. Enterprise is quote-only and adds QuickBooks Desktop; prevailing wage is an extra-fee option there.
5. Fieldwire
Fits: field-heavy teams who need plans, tasks, and punch lists on tablets. Pricing: Basic is free for 5 users, 3 projects, and 100 sheets. Pro is $39, Business $64, and Business Plus $89 per user per month, billed annually. RFIs, submittals, change orders, and budget arrive only at Business Plus. Limit: it is not a billing or accounting tool, so you will pair it with one.
6. Procore
Fits: general contractors and owners with real volume and many outside parties. Procore covers preconstruction, project management, and quality and safety, and adds AI agents through separate plans. Pricing: no published prices. Procore charges an upfront annual fee by product and Annual Construction Volume, with unlimited users. Limit: for a $3 million remodeler, the annual commitment and process depth are often more than the job needs. See Procore pricing.
7. Raken
Fits: self-performing subs, specialty trades, and heavy civil firms whose pain is daily reports, time cards, production, and safety. Raken lists accounting links to QuickBooks, Sage, Foundation, and others. Pricing: Basic is $23 per user per month and Performance is $59 per user per month, both billed annually with a 3-user minimum. Performance adds time tracking, production tracking, safety and quality tools, RFIs, and forms. A free trial is offered. Limit: it is field-first, so estimating and invoicing live elsewhere.
8. Buildertrend
Fits: a well-known residential platform for home builders and remodelers. Pricing: Buildertrend's pricing page returned an access error when we tried to check it in October 2026, so we cannot list current prices. Ask for a written quote that names every add-on, and see Buildertrend pricing for the questions to ask.

How to choose in one afternoon
Do the math on your real team, not the headline price. Say you have an owner, a PM, an estimator, and a bookkeeper, and you need job costing and QuickBooks. On JobTread monthly billing that is $199 plus three users at $20, or $259 a month. On Projul you need Core+ for job costing, which is $599 a month billed annually. On Knowify you need Advanced for job costing, which lists $329 or $399. Same four people, very different bills, and the feature you need decides the tier.
- Write down the five things the software must do every week before you watch a demo.
- Price the tier that includes all five, then add any users you expect to hire this year.
- Run one live job through a trial, including a real change order and a real invoice.
- Check that the QuickBooks sync posts costs to the right job and cost code.
- Ask what happens to your data if you cancel.

Where Smart Business Automator fits
Smart Business Automator is a newer product priced per user per month: Starter $19, Professional $40, Business $67, and Enterprise $100. It covers project tracking, invoicing, subcontractor and shipment tracking, change orders, job costing and WIP views, compliance and certified payroll preparation, and AI help with daily log summaries, document extraction, RFI drafting, and risk alerts, and it connects to the accounting and field tools you already run. It is not the deepest tool on this list for document control or takeoff. If you want published per-user pricing and less setup, see our pricing.
Frequently asked questions
What is the best construction management software for a small business?
It depends on your work. Residential builders often shortlist JobTread or Projul, budget-focused trades look at Contractor Foreman, commercial subs that bill AIA pay apps look at Knowify, and field-first teams look at Fieldwire. Price the tier that includes the features you need, not the entry plan.
Is there free construction management software?
Fieldwire has a free Basic plan for 5 users, 3 projects, and 100 sheets as of October 2026. It covers plans, tasks, and checklists but not billing or job costing. See our page on free construction management software for other free options and their limits.
How much does construction management software cost for a small company?
Published entry prices checked in October 2026 ranged from free (Fieldwire Basic) and $49 a month (Contractor Foreman Basic, annual) to $199 a month (JobTread and Projul Starter). The tier that adds job costing and accounting sync usually costs more.
Do I need construction software if I use QuickBooks?
QuickBooks handles the books, but it does not run estimates, change orders, daily logs, or schedules. Most small contractors pair QuickBooks with a construction tool that syncs job costs to it.
Should a small contractor use Procore?
Procore can work for a small GC with many outside parties and formal RFIs and submittals. Its pricing is an annual fee based on construction volume with no published prices, so get a quote and compare it with tools that publish their pricing.
