Best AI construction software

Most useful AI in construction today does one narrow job: measure plans, read contracts and specs, draft RFIs and daily logs, or check submittals. Pick by the task that eats your team's hours, and treat every AI output as a draft someone checks.

The best AI construction software depends on the job you want off your plate. For takeoff, look at Togal.AI or PlanSwift's AI tools. For contract and spec risk, Document Crunch. For questions across drawings, specs, and RFIs, Trunk Tools or Procore's AI agents. For site progress capture, OpenSpace. For residential estimates, Clear Estimates includes AI estimating on its base plan. Features and prices below come from each vendor's own site, checked in October 2026.

How to judge AI tools in construction

Every vendor now says AI. Cut through it with four questions.

  1. Which task does it finish? Name the document or number it produces: a takeoff, a draft RFI, a daily log, a flagged contract clause.
  2. Does it cite its source? Answers that link back to the spec section or drawing sheet are checkable. Answers that do not are a liability.
  3. Who checks the output? A takeoff still needs an estimator's review. A submittal flag still needs the PM's call.
  4. How is it priced? Per user, per project, by construction volume, or by usage credits. Usage pricing can be hard to budget.

9 AI construction tools by job

1. Procore AI (project-wide agents)

Fits: GCs already running projects in Procore. Procore names a Deep Search Agent that answers questions across specs, drawings, RFIs, and submittals with citations, a Submittal Review Agent, an RFI Agent that drafts pre-populated RFIs, a Daily Log Agent that builds logs from photos, emails, video, and voice notes, and a Contract Review Agent. Pricing: sold through AI plans. The Digital Coworker Starter Pack is a six-month flat-rate plan covering up to three projects; Pro and Enterprise run 12 months on usage credits. Procore says it does not charge AI by the seat. No dollar figures are published.

2. Trunk Tools (document agents)

Fits: superintendents, PMs, and project engineers on document-heavy commercial jobs. Its tools answer project questions by text with cited sources, check submittals against specs, build a submittal register from a spec book, flag changes in new bulletins, find RFIs that existing documents already answer, and compare sub bids to scope. Pricing: Trunk Tools' pricing page describes Core and Enterprise plans priced by construction volume, with unlimited seats and no usage limits, and says it does not train on customer project data. No dollar figures are published; you request a quote.

3. Document Crunch (contract and spec risk)

Fits: GCs and specialty trades reviewing contracts, specs, and addenda before they sign or bid. It surfaces risk in documents, links answers to source text, redlines, compares versions, and its Project Assist helps prepare submittals, notices, and RFIs for review. It says its platform is SOC 2 by default. Pricing: not published; a free trial and demo are offered. Pair it with a careful read of contract clauses that hurt subcontractors.

4. Togal.AI (automated takeoff)

Fits: estimators doing high-volume takeoff. Growth is $299 per user per month billed yearly, with unlimited automated takeoffs, chat prompts, and image and symbol searches. Business is custom-priced for 4 or more users. A demo is required to sign up.

5. PlanSwift (AI-assisted takeoff)

Fits: trade estimators who want AI help inside a familiar takeoff tool. Essential is $2,000 a year per seat with Auto Count, Auto Scale, and Auto Bookmark. Core is $3,000 a year and adds Auto Takeoff. The 14-day trial includes the AI tools.

6. Bluebeam Max (AI in PDF markup)

Fits: teams that already live in Bluebeam. The Max plan adds AI features and Magic Markups to everything in Complete, at an introductory $590 per user per year billed annually.

7. Clear Estimates (AI residential estimates)

Fits: remodelers pricing kitchens, baths, and additions. Standard ($59 a month annual, $79 monthly) includes unlimited AI estimates. Pro ($99 annual, $119 monthly) adds AI-powered image and plan uploads. 30-day free trial.

8. OpenSpace (site capture)

Fits: GCs and owners who want a visual record of every site walk. OpenSpace prices by Annual Construction Volume and tier, not per user or project, with an add-on called Track for progress tracking using what it calls Visual Intelligence. No dollar amounts are listed.

9. JobTread (AI inside an all-in-one)

Fits: residential builders already using JobTread. It announced built-in AI tools for budgets, formulas, and forms, and lists an AI Connector integration. These come inside the standard plan, which starts at $199 a month with one internal user.

Where AI pays off for smaller contractors

Big agent platforms are aimed at large GCs with thick spec books. A 12-person contractor usually gets more from AI that removes a weekly chore. Say a superintendent spends 40 minutes every evening writing the daily report from his notes and photos. Cut that to 10 minutes of review and you get back about two and a half hours a week on that one job. The same math applies to reading a 90-page subcontract before signing, or pulling numbers off supplier invoices.

Where Smart Business Automator fits

Smart Business Automator builds AI into everyday paperwork instead of selling it separately: daily log summaries, data extraction from documents like invoices and certificates, RFI drafting, and risk alerts, alongside project tracking, change orders, job costing, and invoicing. It is a newer product priced per user per month from $19 (Starter) to $100 (Enterprise), and it does not do takeoff or site capture. Frequently asked questions

What is the best AI software for construction?

It depends on the task. Togal.AI and PlanSwift target takeoff, Document Crunch targets contract and spec risk, Trunk Tools and Procore AI answer questions across project documents and draft RFIs and submittal reviews, and OpenSpace handles site capture.

How much does AI construction software cost?

Prices vary widely. As of October 2026, Togal.AI Growth was $299 per user per month billed yearly, PlanSwift's AI-equipped plans were $2,000 and $3,000 per seat per year, and Bluebeam Max was $590 per user per year at an introductory price. Procore AI, Trunk Tools, Document Crunch, and OpenSpace do not publish prices.

Does Procore have AI?

Yes. Procore lists AI agents including a Deep Search Agent, Submittal Review Agent, RFI Agent, Daily Log Agent, and Contract Review Agent, sold through Digital Coworker plans that use flat-rate or credit-based pricing rather than per-seat fees.

Can AI write construction daily reports?

Some tools draft them. Procore's Daily Log Agent turns field photos, emails, video, and voice notes into completed logs. A superintendent should still review the draft before it becomes the record.

Is AI takeoff accurate enough to bid from?

Treat it as a fast first pass. Check scale, spot-check quantities against the plans, and review anything the tool could not classify before the number goes into a bid.
