Best construction estimating software

Estimating software splits into three camps: takeoff tools that measure plans, cost database tools that price residential work fast, and all-in-one platforms where the estimate becomes the job budget. The best pick depends on which of those steps eats your estimator's week.

If your bottleneck is measuring plans, look at a takeoff tool: PlanSwift, STACK, Bluebeam, or Togal.AI for automated takeoff. If you price residential remodels and want a line-item cost database, Clear Estimates is built for that. If you want the estimate to flow straight into budgets, change orders, and invoices, an all-in-one like JobTread or Procore's preconstruction tools fits better. Pricing below comes from each vendor's own page, checked in October 2026.

What to judge estimating software on

  • Takeoff speed and accuracy. Area, linear, count, and volume measurements on PDF plans, with scale checks.
  • Cost data. Your own unit costs and assemblies, plus any built-in pricing database and how often it updates.
  • Output. A clean proposal with clarifications and exclusions, plus an export your PM can use.
  • Handoff. Whether the estimate becomes the job budget with cost codes, or gets retyped.
  • Price per seat. Estimating seats often cost more than PM seats, so count estimators carefully.

7 estimating tools and who each fits

1. PlanSwift

Fits: trade contractors and GCs who do a lot of on-screen takeoff and want a desktop tool built for it. PlanSwift Essential is $2,000 a year for one seat and includes takeoff and estimating, pre-built assemblies, and AI tools for Auto Count, Auto Scale, and Auto Bookmark, plus 2 hours of live training. Core is $3,000 a year and adds the Takeoff BOOST suite with Auto Takeoff. A 14-day free trial needs no credit card, and additional seats are discounted.

2. STACK

Fits: contractors who want cloud takeoff and estimating, with an option to add field tools later. STACK lists Takeoff and Estimate as low as $299 per user per month, Build and Operate (plan viewing, punch lists, daily reports) as low as $49, and the full platform as low as $348. A free version of Takeoff and Estimate is offered, though the pricing page does not list its limits. Confirm billing terms with STACK, since the page shows only starting prices.

3. Bluebeam

Fits: estimators and PMs who already mark up PDFs all day. Bluebeam is priced per user per year, billed annually: Basics $260 (basic length and area), Core $330 (adds perimeters, counts, angles, and volume), Complete $440 (adds Dynamic Fill and Quantity Link to Excel), and Max $590 at an introductory price (adds AI features and Magic Markups). It is a markup and measurement tool, not a cost database, so pricing still happens in your spreadsheet or estimating system.

4. Togal.AI

Fits: estimators doing high-volume takeoff on commercial plan sets who want AI to do the first pass. The Growth plan is $299 per user per month billed yearly and includes unlimited automated takeoffs, chat prompts, and image and symbol searches. Business is custom-priced for 4 or more users. Signing up requires a demo; no free trial is listed.

5. Clear Estimates

Fits: residential remodelers who want to price jobs from a database instead of building every line from scratch. Standard is $79 a month, or $59 a month billed annually, with unlimited AI estimates, e-signature, a 13,000+ line item database, 400+ templates, and quarterly rate updates. Pro is $119 monthly or $99 annually and adds AI image and plan uploads, a Buildertrend integration, and extra users at $9 a month. All plans have a 30-day free trial.

6. JobTread

Fits: builders and remodelers who want estimating, takeoff, and job costing in one system so the estimate becomes the budget. JobTread lists estimating and takeoff under sales, with job costing and AIA payment applications on the finance side. Pricing is $199 a month including one internal user, plus $20 per added user for users 2 to 10 on monthly billing. Its takeoff is part of a broader platform, so heavy commercial takeoff shops may still want a dedicated tool.

7. Procore preconstruction

Fits: GCs already on Procore who want designs, estimates, bids, and budgets in the same platform as the project. Procore prices by product and Annual Construction Volume with unlimited users, and publishes no figures, so the preconstruction tools are a quote. See Procore pricing.

Takeoff tool or all-in-one?

Picture an estimator with three bids due Friday: a $2.1 million retail fit-out, a parking deck repair, and a small office TI. Measuring 140 sheets is what keeps her late, so a takeoff tool with automation earns its seat in a week. Now picture a remodeler who wins one in three bids and then retypes every winning estimate into a budget and a schedule. That company loses more time after the bid than during it, and an all-in-one where the estimate becomes the job is the better buy.

Many firms run both: a takeoff tool for quantities and a project system for everything after award. If you do, test the export. Quantities that come out as a flat PDF get retyped, and retyping is where a 1,200 square foot error turns into a 12,000 square foot one. Our guides on how to estimate a construction project and how to do a quantity takeoff cover the process side.

Where Smart Business Automator fits

Smart Business Automator is not a takeoff tool. It picks up after the bid: the awarded estimate becomes a tracked project with change orders, job costing, and invoicing, priced per user per month from $19 (Starter) to $100 (Enterprise), and it connects to the estimating and accounting tools you already use. If retyping after award is your pain, see estimate to project handoff automation.

Frequently asked questions

What is the best estimating software for small contractors?

Residential remodelers often start with a cost database tool like Clear Estimates or an all-in-one like JobTread. Trade contractors who measure plans all day often prefer a takeoff tool like PlanSwift, STACK, or Bluebeam.

How much does construction estimating software cost?

Published prices checked in October 2026 ranged from $59 a month (Clear Estimates Standard, annual) to $2,000 to $3,000 per seat per year (PlanSwift) and $299 per user per month (Togal.AI Growth, billed yearly, and STACK Takeoff and Estimate starting price). Procore's preconstruction tools are quote-only.

Is there free construction estimating software?

STACK says it offers a free version of its Takeoff and Estimate software, and several vendors offer trials: PlanSwift for 14 days and Clear Estimates for 30 days, as of October 2026.

Can AI do construction takeoffs?

Several tools now automate parts of takeoff. Togal.AI includes unlimited automated takeoffs on its Growth plan, PlanSwift Core adds Auto Takeoff, and Bluebeam Max adds AI features. An estimator still needs to check the results against the plans.

Is Bluebeam an estimating program?

Bluebeam is a PDF markup and measurement tool. Its Core and higher plans add advanced measurement, and Complete links quantities to Excel, but pricing usually happens in a separate estimating sheet or system.
