Procore alternatives for small contractors
Procore is built for general contractors and owners running serious volume, and it prices on that volume. If you are a $3M remodeler or a trade sub, a per-user or flat-rate tool with published pricing is often the better fit.
The best Procore alternatives for a small contractor are tools that match the work you actually do, most of them with published prices: JobTread or Contractor Foreman for residential and light commercial builders, Knowify for subs that bill AIA pay apps, Fieldwire for field-heavy teams, and Projul for growing remodelers. Procore stays a strong choice for general contractors with large annual volume and many outside parties. Prices below were checked on each vendor's own site in October 2026.
Who Procore fits
Procore sells to general contractors, owners and developers, and specialty contractors. Its product areas include preconstruction (estimates, bids, budgets), project management, quality and safety (daily logs, inspections, incidents), and native AI tools. Two things stand out in its pricing model. First, the contract covers unlimited users, including clients, subcontractors, and vendors, and Procore says it will never charge for adding users. Second, the fee is an upfront annual charge set by the products you choose and your Annual Construction Volume (ACV), the dollar value of the work you run through it.
That model works well for a GC with a large project team, a long sub list, and an owner who expects a formal RFI and submittal process. Every outside party logs in at no added cost, and the documentation trail is deep.
Why small contractors look for alternatives
- No public price list. Procore does not publish prices. You get a quote based on your products and volume, which makes budgeting hard before a sales call.
- Annual, upfront commitment. The fee is charged yearly. A company with lumpy revenue may not want to prepay for volume it has not booked yet.
- Volume-based pricing. Because cost tracks construction volume, a small team running a lot of dollars through a few jobs can pay for scale it does not use.
- More process than the job needs. A four-person remodeling outfit may never write a formal submittal. Simpler tools put estimating, scheduling, and invoicing in front of the crew instead.
- Accounting fit. Many small firms want job costing and invoicing tied to QuickBooks without a separate ERP project.
7 Procore alternatives and who each fits
1. JobTread
Best for home builders, remodelers, and specialty contractors who want estimating, job costing, and AIA pay applications in one place. One plan at $199 a month includes every feature and one internal user. Additional internal users are $20 each for users 2 to 10 on monthly billing, stepping down in higher tiers, and customer, vendor, and sub portal users are free and unlimited. No contract and no setup fees. The limit: it is a single plan, so a solo operator pays the same base as a 10-person firm.
2. Contractor Foreman
An all-in-one option for small GCs and trades that covers scheduling, invoicing, change orders, and daily logs, with plans tiered by user count. Its pricing page could not be loaded when checked in October 2026 (the site requires a browser check), so this page does not quote its prices or plan limits. Confirm current plans, user counts, and what each tier includes with Contractor Foreman.
3. Knowify
Best for commercial subcontractors and service-plus-project trades who live in QuickBooks. AIA G702 and G703 billing is on every plan. Core is $99 a month on yearly billing or $149 monthly, with one user; Advanced is $329 yearly or $399 monthly with 10 users and adds job costing, real-time WIP, and subcontract management. Extra users are $29 a month. RFIs, submittals, and QuickBooks Desktop sit in the quote-only Enterprise plan.
4. Fieldwire
Best for field-first teams who mainly need plans, punch lists, and tasks on tablets. A free Basic plan covers 5 users, 3 projects, and 100 sheets. Paid plans are $39, $64, and $89 per user per month billed annually. RFIs, submittals, change orders, and budget arrive only at the $89 Business Plus tier. It is not a billing or accounting tool, so you will pair it with something else.
5. Projul
Best for residential remodelers and roofers who want sales, scheduling, and payments with strong onboarding. Plans run from Starter (up to 3 users) at $199 a month billed annually or $249 monthly, to Pro (unlimited users) at $1,199 annually or $1,599 monthly. Job costing, progress billing, and QuickBooks Online start at the Core+ tier.
6. Autodesk Build
Best for GCs who already work in Autodesk design tools and want something closer to Procore in depth. Autodesk Construction Cloud is now part of Autodesk Forma, and Autodesk Build is listed as Forma Build. Prices are not shown publicly; Autodesk describes user, project, and account-based pricing and asks for a quote. Compare the two directly in Procore vs Autodesk Build.
7. Buildertrend
Best known as a residential platform for home builders and remodelers. Buildertrend is also taking over CoConstruct customers as that product winds down. Its pricing page could not be loaded when checked in October 2026, so get a written quote and confirm features in a demo. See Procore vs Buildertrend for a side-by-side.

How to choose
Start with the money. Add up the first-year cost for your real headcount, not the advertised starting price. Say you have an owner, a PM, an estimator, and a bookkeeper. On JobTread monthly billing that is $199 plus three users at $20, or $259 a month. On Fieldwire Business at $64 per user, four seats run $256 a month, but you still need billing software. The total cost of ownership also includes setup time, payment processing, and add-ons.
- List the five jobs the software must do every week (estimate, schedule, change orders, pay apps, job cost review).
- Price the plan that actually includes those five, not the entry tier.
- Ask how outside parties log in and whether they cost extra.
- Check the accounting sync on a real job before you commit to an annual term.
- Run one live project through a trial instead of watching a demo.

Where Smart Business Automator fits
Smart Business Automator is a newer option priced per user per month: Starter $19, Professional $40, Business $67, and Enterprise $100. It covers project tracking, invoicing, subcontractor and shipment tracking, change orders, job costing and WIP views, compliance and certified payroll preparation, and AI help with daily log summaries, document data extraction, and RFI drafting. It connects to the accounting and field tools you already run. It does not match Procore's depth for large GC document control, but for a small team that wants published pricing and less setup, see our pricing or construction workflow automation.
Frequently asked questions
Does Procore publish its prices?
No. As of October 2026 Procore's pricing page explains that it charges an upfront annual fee based on the products you choose and your Annual Construction Volume, and it asks you to request a quote.
Does Procore charge per user?
No. Procore says its contract includes unlimited users, including clients, subcontractors, and vendors. Field Productivity is the exception, priced per full-time equivalent worker.
What is the cheapest Procore alternative?
Fieldwire has a free Basic plan for up to 5 users, 3 projects, and 100 sheets, and Knowify Core is $99 a month on yearly billing for one user. Neither covers everything Procore does, so price the tier that includes the features you need.
Which Procore alternative is best for subcontractors?
Subs that bill on AIA pay applications often look at Knowify, which includes AIA G702 and G703 billing on every plan, or JobTread, which lists AIA payment applications and sub billing. Field-heavy subs may prefer Fieldwire.
Is Autodesk Build cheaper than Procore?
Neither publishes prices, so you need quotes from both. Autodesk says it offers user, project, and account-based pricing, while Procore prices by product and construction volume.
